Rental Terms

Once you choose an apartment, we will send you a booking form that you'll have to email or fax back signed together with the copy of the down payment; please be aware that the apartment is secured only when we receive the payment. We'll put it on hold for two business days after sending the booking form, if those documents are not received within that period, we are not responsible if availability changes.

The down payment, non refundable, is the 30% of the total amount.

We remind you that No any commission will be debited to you cause you will take advantage from a direct relationship with the owner (as we are).

RESERVATION VALIDITY, PAYMENT METHODS & CONDITIONS:

please note that the reservation will be definitely valid only once the receipt of the money transaction (down payment) and the signed booking form will be e-mailed or faxed at n. +39-06-5814014 within 2-3 business days from your acceptance of Angeli’ s Houses rental proposal. After which Angeli’ s Houses has the right to cancel the booking.

If you have troubles with making the payment within 2-3 days, please contact us to arrange, if possible,  an extension. Down payment can be made with:

• BANK wire (Euro currency)

• PAYPAL (only here you can use your credit card to wire the money).

• WESTERN UNION money trensfer

• Cash payment (Euro or USD).

We cannot accept cheques or credit cards.

THE BALANCE:

the balance has to be  paid only in cash  upon arrival. If guests will not pay the balance amount on day in*, they will be charged 20,00 euro for the second meeting we have to arrange (* we reserve the right to  allow guests to enjoy the apartment without a full payment on day in).

SECURITY DEPOSIT:

before collecting the keys, the client must leave a security deposit (Euro 300,00 for daily or weekly stay /Euro 600,00 for monthly stay) for the rented apartment. This security deposit can be paid by cash (local or foreign currency) or personal cheque that will not be cashed and returned to the client upon check out, if the apartment is in the same condition and without damages as on  arrival date.

NOTE: if you will need to check out earlier than 8.00 am on leaving day, the security deposit will be refunded within 7 days after departure (by Paypal, secure mail or bank wire). Otherwise, as special service, we can arrange a meeting earlier than 8.00 am, but please be aware that, for this additional service, there is an extra charge of Euro 20,00.

FEES & CONSUMPIONS:

Condominium, water, garbage tax, regional taxes are included in the total amount.

The rate  includes the utilities consumption up to 2 euro daily each apartment.

You will pay only the consume over 2,00 Euro daily. Over this amount, the usage will be paid by checking the gas/electricity meter

Utilities costs in Italy are very high, therefore, to save energy and reduce rental rates, we have to charge for electricity and gas/electricity in winter to cover heating (over 2,00 Euro daily consume).

Upon check in and later, upon check out,  we will just read (together) the meter. So, if the consume will be higher than 2 Euro daily, you will pay the difference. Note: if there will be an over consume, the price will be the same as the Gas /Electricity company charges us -vat included - (Elect : 0.40 x unit / Gas 0,90 per unit).

NOTE: this terms works not to get more money from guests, but only to save the energy , reduce the costs (energy bills and rentals too) for everybody. Of course, we are flexible on this term. So, we will not charge NOTHING if the consume will be a little higher than 2 Euro daily (like 2,5 or 3 Euro daily !)… as we wrote, term works not to get more money from guests, but only to save the energy and promote a PROPER usage of the energy!.

The rental rate  includes Linens, towels and Final cleaning.  Additional cleaning (daily or weekly maid service) costs  €50  per time (not more than 3 hours) and additional linen change costs € 25  per set (2 people).

CANCELLATION and BOOKING AMENDMENTS:

in case of any cancellation part payment is always lost.  Once a booking has been confirmed, any changes made to a booking that entail a shorter stay will carry a service fee equal to 30% of the nightly rate, multiplied by the number of nights the stay has been decreased by.

Angeli’ s Houses reserves the right to cancel a reservation if the guest made any change of dates that will reduce the total renting period more than 30%. In this case, guest accepts that part payment is always lost too.  If the Client abandons the property, he loses all rights to any eventual refund or rebate. As a precautionary measure, we recommend that the Client purchase travel insurance to cover any eventual financial loss due to unforeseen circumstances which may cause him/her to cancel. Please note that if, for any reason, you have to cancel your reservation, the down payment is not refundable.

CHECK-IN and CHECK-OUT:

CHECK-IN: AN APPOINTMENT MUST BE MADE  prior to arrival. you can check into your property between 13:00 (1 pm) and 20:00 (8 pm). This allows for the cleaning staff to make the apartment ready for you after check out by previous guests. We can try to accommodate earlier check in when possible, however we cannot guarantee check in earlier the standard time 13:00 (1 pm). For early morning arrivals, clients should book the night before to guarantee access to their apartment before 13:00 (1 pm). By the way, if the apartment unit will be not busy on day in, we will allow access to apartment before 13:00 (1 p.m.) without any charge. Out of business hours arrivals: we try to guarantee check in at any time. If will be possible to allow out of business hours arrivals, please be aware that, for this additional service, there is an extra charge of Euro 20,00. So, this amount will be charged if your arrival will be, any day, between 20:00 (8.00 pm) and 24:00 (00.00 am). Any check in after midnight will carry a late check in fee of Euro 50,00

CHECK-OUT: NO LATER than 10.30 am on departure day, unless otherwise agreed prior to arrival. We can try to accommodate later check out when possible, however please be prepared to check out at 10.30 am.

The security deposit (Euro 300,00) will be refunded in full upon check out, provided everything is in order.

OUT OF BUSINESS HOURS DEPARTURES: if you will need to check out earlier than 8.00 am, the security deposit will be refunded within 7 days after departure (by Paypal, secure mail or bank wire). Otherwise, as special service, we can arrange a meeting earlier than 8.00 am, but please be aware that, for this additional service, there is an extra charge of Euro 20,00.

ALTERATIONS & CANCELATIONS BY ANGELI’S HOUSES:

if, for any reason beyond our control, Angeli’ s Houses is unable to provide the booked property, we reserve the right to accommodate the client and his party in an other property which will be of equal or greater quality. If the client does not wish to accept this change, the booking will be cancelled and the amount paid will be refunded in full. The client will be reimbursed the difference if the new apartment is cheaper; if it is higher, nothing is due. Angeli’ s Houses will not be liable for any further obligations or claims by the client.

We can also provide the following service : transfer from or to the apartment with private driver.
