Rental Terms
The rate includes: linens, towels and final cleaning.
The rate includes: Satellite and unlimited FREE INTERNET connection (wifi and cable).
We remind you that no any commission will be debited to you cause you will take advantage from a direct relationship with the owner.
Note: Monthly rentals have different rental terms.

RESERVATION TERMS
How to make a reservation: once you choose an apartment, we will send you the
"Reservation Contract" that you have to email or fax back (signed)
together with the copy of the down payment; please be aware that
the apartment is secured only when we receive a copy of the
down payment and of the signed rental contract.
Reservation validity: the reservation will be definitely confirmed only once the receipt of the money transaction (down payment) and the signed booking form will be e-mailed or faxed within 3 days from your acceptance of Angeli’ s Houses rental proposal. After which Angeli’ s Houses has the right to cancel the booking.
If you have troubles with making the payment within 3 days, please contact us to arrange, if possible, an extension.
Of course, if you like more, you can also pay the full rental amount in advance.
We'll put an "option" on the apartment you choose for 3
days after sending the booking form; please note that, if those documents (signed contract + down payment receipt) are not received within that
period, we are not responsible if availability
changes.
PAYMENT METHODS and SECURITY DEPOSIT
THE DOWN PAYMENT can be made with:
- BANK wire ("Euro" currency only)

PAYPAL: (only here you can use your credit card to wire the money)
- WESTERN UNION money transfer
- CASH payment (Euro or USD).
We cannot accept checks or credit cards.
Of course, if you like more you can also pay the full rental amount in advance.
THE RENTAL BALANCE can be made with:
- Through a BANK wire (only if not less than to #15 days before check in).

Through a PAYPAL wire (up to #1 day before check in)
Note: we cannot accept cheques or credit cards.
THE SECURITY DEPOSIT: upon check in, the client must pay a security deposit for the rented apartment (Euro 300,00 for daily or weekly stay/to be determined for a monthly stay).
Note: all the amounts/payments (included the security deposit) will be showed on your Lease "CONTRACT".
The security deposit will be fully returned upon check out, if the apartment is in the same condition and without damages as on arrival date.
The security deposit can be also pre-paid with PayPal (only) at anytime, before check in day. If so, this amount will be refunded in full within 3 days after departure (through Paypal only).
The security deposit cannot be paid with a bank wire.
FEES & CONSUMPIONS

Condominium, water, garbage tax, state and regional taxes are included in the total amount.
The rate includes the utilities consumption up to 3,00 Euro daily.
Utilities costs in Italy are very high. Therefore, to save energy and reduce rental rates, we have to charge for electricity and gas/electricity to cover an eventual "NOT PROPER" consume (ONLY).
Note: this term works ONLY to save the energy and reduce the costs for everybody (energy bills and rental rates too).
OF COURSE, we are VERY FLEXIBLE on this term. So, we will charge NOTHING if the consume will be reasonably higher than 3,00 Euro daily. In fact, as we wrote, this term works not to get more money from our guests, but only to save the energy and promote a PROPER usage of the energy!
Then, all the electrical engines in our properties are the newest Class "AA" or "AA+" models (the best energy saver/eco-friendly machines).
By the past (guests' s) experience (we can provide testimonials), the possibility that you will ever make an "over consume" is really an "off-chance".
Of course, if (we warmly hope not) the consume will be considerably higher than standard, you will pay ONLY the consume over the standard one (3,00 Euro daily). Only over this amount, the usage will be paid by checking the gas/electricity meter.
Upon check in and later, upon check out, we will just read (together) the meter. Note: if there will be a rilevant "over consume", the price will be the same as the Gas /Electricity company charges us -vat included: Elect : 0.40 x unit / Gas 0,90 per unit.
The rental rate includes: Linens, towels, unlimited Internet connection and Final cleaning. Additional cleaning (daily or weekly maid service) costs €50 per time (not more than 3 hours) and additional linen change costs € 25 per set (2 people).
CANCELLATION and BOOKING AMENDMENTS
In case of any cancellation part payment is always lost.
As a precautionary measure, we recommend that you purchase a private travel insurance (we have not) to cover any eventual financial loss due to unforeseen circumstances which may cause a cancellation. Please note that if, for any reason, you have to
cancel your reservation, the down payment is not
refundable.
Once a booking has been confirmed, any changes made to a booking that entail a shorter stay will carry a service fee equal to 30% of the nightly rate, multiplied by the number of nights the stay has been decreased by.
Angeli’ s Houses reserves the right to cancel a reservation if the guest made any change of dates that will reduce the total renting period more than 30% or if, after the change, the rental period will be shorter than 3 nights (minimum stay). In this case, guest accepts that part payment is always lost too. If the Client abandons the property, he loses all rights to any eventual refund or rebate.
CHECK-IN and CHECK-OUT
CHECK-IN: AN APPOINTMENT MUST BE ARRANGED prior to arrival.
you can check into your property between 13:00 (1 pm) and 20:00 (8 pm). This allows for the cleaning staff to make the apartment ready for you after check out by previous guests. We can try to accommodate earlier check in when possible, however we cannot guarantee check in earlier the standard time 13:00 (1 pm). For early morning arrivals, clients should book the night before to guarantee access to their apartment before 13:00 (1 pm). OF COURSE, if the apartment unit will be not busy on day in, we will allow access to apartment before 13:00 (1 p.m.) without any charge. Out of business hours arrivals: we try to guarantee check in at any time. If will be possible to allow out of business hours arrivals, please be aware that, for this additional service, there is an extra charge of Euro 20,00. So, this amount will be charged if your arrival will be, any day, between 20:00 (8.00 pm) and 24:00 (00.00 am). Any check in after midnight will carry a late check in fee of Euro 50,00.
CHECK-OUT: NO LATER than 10.30 am on departure day, unless otherwise agreed prior to arrival. We can try to accommodate later check out when possible, however please be prepared to check out at 10.30 am.
The security deposit will be refunded in full upon check out, provided everything is in order.
Out of business hours departures: if you will need to check out earlier than 8.00 am, the security deposit will be refunded within 3 days after departure (by Paypal only). Otherwise, as special service, we can arrange a meeting earlier than 8.00 am, but please be aware that, for this additional service, there is an extra charge of Euro 20,00.
ALTERATIONS & CANCELATIONS BY ANGELI’S HOUSES
If, for any reason beyond our control, Angeli’ s Houses is unable to provide the booked property, we reserve the right to accommodate the client and his party in an other property which will be of equal or greater quality. If the client does not wish to accept this change, the booking will be cancelled and the amount paid will be refunded in full. The client will be reimbursed the difference if the new apartment is cheaper; if it is higher, nothing is due. Angeli’ s Houses will not be liable for any further obligations or claims by the client.
We
can also arrange a transfer
from or to the apartment with a private driver.
Upon request (if available) we can also provide #1 crib/baby cot (for free).
