RESERVATION TERMS

 

The RESERVATION/BOOKING can be done with a down payment (30% to 50% of total rental amount) through Bank or PayPal.
If you wish to reserve, we will send you the "booking form" with all details.

All rentals longer than 30 days must be formally registered at the tax office within #30 days since the rental starts (an Italian fiscal code is also requested). If requested, by a delegation, we can manage all of this for you.

By the ITALIAN LAW, a copy of passports (all tenants) and some additional personal details (as primary residential address) are strictly required within check in time.

 

Reservation validity: the reservation will be definitely valid and promptly confirmed once a copy of the money transaction and of the signed booking form will be received.

We'll put an "option" on the property/period you choose for #3 business days after sending the booking form; if those documents will be not received within that period, we are not responsible if availability will ever change.

HOW to send a PAYMENT

 

We cannot accept any cheque.

 

THE DOWN PAYMENT ("deposit") can be made through:

 

  • BANK*

 

  • PAYPAL**

 

 

 

THE RENTAL BALANCE must be credited within the arrival day.

Rental balance can be made through:

 

  • BANK* (not less than #7 days before check in).

 

  • PAYPAL** (up to check in time - "instant payment" only)
  • CASH (up to the limit allowed by the Law)

 

 

A FORMAL RECEIPT (with a stamp duty of Euro 2,00) will be provided for all the amounts paid.

 

*In case of payments through Bank transfer (from "non-EU" countries only) please remind to add Euro 14,00 to the total rental amount.

Our Bank accounts can receive only "Euro" currency. So, if payment will ever not be made in Euro currency, please remind to include any currency exchange fee.

**In case of payments through PayPal please remind to add the eventual 3.5% PayPal commission fee. If payment will be ever not made in Euro currency, please remind to include any currency exchange fee too.

 

A REFUNDABLE SECURITY-DAMAGE DEPOSIT is strictly required within the arrival day. The refundable security-damage deposit (the amount depends by the property and by the length of the stay) will be returned in full if the apartment is in the same condition and without damages as on arrival day.

We cannot rent any property without a security-damage deposit.

This amount can be paid through #3 methods: cash (up to the limit allowed by the Law), Bank or PayPal.
If paid through PayPal (any currency), it will be refunded, provided everything is in order, through PayPal (only).

If the security-damage deposit will ever be paid (from "non-Eu" countries only) throught a bank wire, the amount refunded will be decreased by the fees applied from Bank.

 

 

CANCELLATION POLICY

 

Cancellation policy depends by the property and by the period booked (please inquire about it). As a precautionary measure, we recommend that you purchase a private insurance (we have not) to cover any eventual financial loss due to unforeseen circumstances which may cause a cancellation.

By the way, also in case of a "no refund" policy (cause we think a cancellation is quite unsuitable for owners as for tenants), if we will able to rent again the property/period originally booked, we will also keep the original amount* sent valid (proportionally to the period we will able to re-rent), for an other future rental (you can make within #1 year).

* only less any eventual fee applied from Bank or Paypal.

 

 

BOOKING AMENDMENTS by Tenant

 

We reserve the right to cancel a reservation if tenant made any change of dates that will reduce the total renting period more than 30% or under the minimum stay relative to the specific rate (es: "weekly" "monthly", "yearly") quoted at booking time. In this case, tenant accepts that part payment is always lost too. If tenant abandons the property also loses all rights to any eventual refund or rebate.

Once a rental has been confirmed, any changes (that entail a shorter stay) will be free of charge if made within #60 days before arrival day. Any changes made later than that time (#60 days before arrival day) will carry a charge equal to the 30% of the nightly rate, multiplied by the number of nights the stay has been decreased by.

Any change made to a rental that not entail a shorter stay (such as arriving #1 day later and leaving #1 day later too), when/if possible (!), will be free of any charge.

 

 

 

 

CHECK-IN & CHECK-OUT

 

CHECK-IN: tenant's arrival details must be provided to arrange a meeting time.

You can check into your property since h. 15:00.

"EARLY check in": of course, if the apartment will be not busy on day in, upon previous request, we will allow the access also before h. 15:00 (without any extra charge). But, please note that, we are not able to "guarantee" at 100% any early check in. In fact, this possibility depends by multiple facts we could not know in advance. Early check in must be clearly noticed by tenant and clearly agreed by owner upon reservation/booking time.

"LATE check in" (later than h. 20:00): any late check in must be clearly noticed by tenant and clearly agreed by owner upon reservation/booking time. Of course, if noticed, we will try to guarantee check in at any time.

By the ITALIAN LAW, a copy of passports (all tenants) and some additional personal details (as primary residential address) are strictly required within check in time.

 

CHECK-OUT: no later than h. 10.00 AM. Of course, upon request, we will try to accommodate a late check out. But, please note that, we are not able to "guarantee" any late check out at 100%. In fact, this possibility depends by multiple facts we could not know in advance.

 

 

 

ALTERATIONS & CANCELATIONS by Owner

 

If, for any reason beyond our control, we will be unable to provide the booked property, we reserve the right to accommodate the tenant in an other property which will be of equal or greater quality. If the tenant does not wish to accept this change, the booking will be cancelled and the amount paid will be refunded in full. The tenant will be reimbursed the difference if the new apartment is cheaper; if it is higher, nothing is due.
